The Springs in Longwood, FL: Seminole County’s Most Underrated Community (Here’s Why)

If you’ve lived in Central Florida long enough, you’ve probably heard of The Springs… but most people still don’t truly recognize it for what it is.
After exploring the neighborhood further, I’m doubling down on my take: The Springs is the most underrated community in Seminole County. Not because it’s “cheap” or “new” or flashy—because it’s one of the few neighborhoods that still feels like real Florida: big trees, water, wildlife, and a lifestyle you can’t copy-paste into a new construction subdivision. The amenities are almost endless, the lifestyle is unmatched.
Let me break down why I say this and why it matters if you’re looking in Longwood.
1) The Vibe: Hidden, Peaceful, and Straight-Up Beautiful
The first thing you notice driving through The Springs is the canopy of mature trees. It’s not wide-open, scorched-earth landscaping. It’s shaded roads, greenery everywhere, and that quiet, peaceful, at home feeling the second you get past the gate.
It’s the kind of neighborhood where you automatically drive slower—not because you have to… but because it feels like a place you’re supposed to enjoy and it gives you time to reset before you get home.
2) Water + Nature Are the Main Characters
This community doesn’t just have nature, as you wander the neighborhood you’ll see waterfront areas, docks/gazebos, wildlife, tree-shaded trails, and that serene Florida vibe that makes you forget you’re still near Orlando.
And yes… there’s a SPRING. Not “Spring” in the name for fun—an actual spring connection that gives the whole community its identity and that natural, old-Florida energy.
If you’re someone who wants nature around you (without driving to the middle of nowhere), The Springs checks that box hard.
3) Amenities That Feel Like a Lifestyle (Not an Afterthought)
A lot of neighborhoods toss in a small pool and call it “amenities.”
In The Springs, you have the community pool area—open, relaxing, surrounded by big trees, and honestly just a vibe. Add in the playground/park areas, the horse barns, the clubhouse, and it’s the kind of place where your weekends don’t have to be complicated. You can just… live.
4) The Housing Options Have RANGE
This is one of the most underrated parts of The Springs:
I can show you how the community has different styles of homes—from lower-maintenance setups (think condo/townhome feel) to larger single-family homes with more space.
So instead of being boxed into one specific “type” of buyer, The Springs works for a lot of people:
- first-time buyers who want the neighborhood lifestyle
- move-up buyers who want more room
- people who want low-maintenance living but still want the Springs vibe
5) The “Wait… Is This Ocala?” Moment (Yes, There Are Horses)
This is the part that surprises almost everyone.
On the west side of the community, you have the equestrian and RV area—stables, paddocks, and horses. In Longwood. In Seminole County.
That’s rare. Especially when a Publix and all the local restaurants and gyms are LESS than 5 Minutes away. In fact, I don't know of another gated community in Seminole County, or Orange County for that matter, that has horse stables, paddocks, etc. and is not considered to be in a “Rural” place.
It gives the neighborhood this “Ocala-lite” feel without leaving the Orlando area, and it’s a big reason The Springs stands out from basically everything else nearby.
Why The Springs Is Still Underrated
Because it isn’t the loudest neighborhood.
It’s not chasing trends.
It’s not brand-new and shiny.
It’s just… a solid community to call home.
It has character. It has nature. It has water. It has amenities people actually use. And it has a unique lifestyle that you can’t replicate with a builder brochure.
