How the New 4-Point Inspection Rules Could Sabotage Your Florida Real Estate Deal

If you’ve been navigating the Florida real estate jungle lately, you already know the insurance market doesn't play nice. But the recent updates to the 4-point inspection forms have completely shifted how carriers evaluate risk. For buyers and sellers of older Florida homes, the days of coasting through inspections with vague paperwork are over. Underwriting has tightened its grip, and inspectors are now required to be hyper-specific. Two major targets are currently in their crosshairs: plumbing and wiring.
Let’s talk pipes. Overall, PEX plumbing is considered a fantastic, durable upgrade. But under the new rules, inspectors must now specifically document the exact year the PEX was installed. Why does this matter? If the inspector marks your plumbing as being prior to 2010 PEX—specifically targeting the older, pre-2009 "skinny grey" PEX that is prone to issues—insurance companies might suddenly view your home as a massive liability. That single date on the inspection report can trigger a steep premium hike or cause the carrier to outright refuse to write the policy.
Then there's the electrical web. Older Florida homes are notorious for aging electrical systems, but the new forms force inspectors to stop guessing and start classifying. There are now specific categories for different types of cloth-wrapped wiring. Instead of just marking "old wiring," inspectors must differentiate materials like "cloth-jacket rubber insulated wiring." Depending on the exact variation hiding behind those plaster walls, your chances of getting insured will either survive the underwriting desk or get instantly denied.
For sellers, this means you can no longer rely on the "ignorance is bliss" strategy. You need your permit histories, renovation dates, and plumbing documentation organized before listing, because unpermitted or undocumented work is now a major deal-stopper. For buyers, it means that "perfect" mid-century vintage home might come with a hidden, uninsurable nightmare if you aren't working with an agent who knows what to look for.
